📋 Reservation & Confirmation

To confirm your booking, please send:

- Payment proof (50% of total stay)

- Full name, birth date, ID/passport, CPF

- Full address, phone number, email

- Arrival time & flight number (if any)

- Name of all guests


🔗 Mandatory Pre-Check-in Form

All guests must complete the check-in link with:

- Full name + valid photo ID

- All guest information uploaded

⚠️ IMPORTANT: Due to stricter building policies:

- Missing this form may result in denied access to the building and apartment

- May cause delays and a negative experience

✅ After completing, you'll receive:

- Apartment access instructions

- Wi-Fi credentials


💳 Payment Terms

- 50% to reserve | 50% + security deposit at check-in

- Balance must be paid in cash at arrival

- Deposit amount informed at booking

- Payments via bank transfer, credit card, PayPal, or cash

If paying the balance by transfer/card, do so at least 7 days before check-in


🏠 Check-in Policy

Official check-in: 2pm–8pm

Early bag drop may be allowed if arranged in advance

Early check-in (6am–2pm): 50% of daily rate

Late check-in (8pm–6am): charged as an additional full night

Guest must inform estimated arrival time and have phone available for contact


⏳ Check-out Policy

Official check-out: 6am–11am

Late check-out (11am–8pm): 50% of daily rate

After 8pm: charged as an additional full night

Delay over 30 minutes: R$50 penalty

After 11am: full daily rate applies


❌ Cancellations & Changes

No-show or cancellation: deposit is non-refundable

No refund for early departure

Changes only accepted in writing

Booking may be cancelled without refund if:

- Guest limit is exceeded

- Noise complaints or rules are broken

- Parties, drug use, or unauthorized pets occur

- Payment is not completed


📜 Guest Responsibilities

🔒 Entry & Identification

Entry only allowed after submitting the pre-check-in form

Unregistered guests cannot enter, even with verbal approval

New guest check-in is not allowed until previous guest checks out


🚪 Common Areas

No walking barefoot, wet, or in swimwear

No bags, mattresses, or items in the hallways

No loitering in shared spaces


🗑️ Waste Disposal

Organic trash: sealed in bags

Recycling: clean and bag-free

Broken glass: wrapped and labeled


🐾 Pets

Only small pets with prior written approval

Must be on leash or carried

Aggressive breeds not allowed (e.g., Pitbull, Rottweiler)


💼 Personal Belongings

No storing items in common areas

Need to store luggage after check-out? We recommend nearby luggage services (e.g., Rua Prado Júnior, 48)


⚠️ Penalties

Fines imposed by the building will be charged to the guest

Major violations (e.g., parties, extra guests, drug use, noise) may result in immediate removal with no refund


📡 Internet & TV

We are not responsible for outages caused by service providers

No refunds issued for lack of connectivity


⚖️ Jurisdiction

All legal matters will be handled in the courts of Rio de Janeiro, Brazil.
